Pay app software for construction with automatic lien waivers

Right waiver attached to every pay app. No more email chasing.

  • All 50 state forms
  • No subcontractor account
  • Two-minute signing

The pay-app cycle isn't broken. The waiver attached to it is.

You already have a pay-app workflow. AIA G702 and G703, or the spreadsheet that does the same job. Procore, Sage 300, Textura, GCPay, Foundation. Whatever it is, the math part works.

What slows you down is the waiver next to it. The conditional progress waiver that has to ride along with each pay app. The unconditional one you need before you cut the next check. The state-specific form California won't accept any other version of.

So you email a PDF. Three subs sign it wrong. Two never reply. One signs the wrong form for the state. You release payment anyway because the schedule won't wait, and now your lien rights are a coin flip.

What LienDone adds to your pay-app workflow

We don't replace your pay-app software. We fix the waiver loop hanging off it.

Right form, right state, every time

California, Texas, Florida, Arizona, Nevada, Georgia, Utah. All 50 states. Conditional or unconditional, progress or final. Pick the type, we pick the form.

One link per sub, no account

Subs open a link, sign on their phone, and that's it. No login, no app to install, no "forgot password" three days before payday.

Dashboard tied to your pay-app cycle

Send waivers when you send pay apps. Track who signed, who's overdue, who's holding the next payment. CSV export when your accountant asks for it.

Every waiver type the cycle needs

Conditional progress with each application, unconditional final at closeout. Pick the type and payment status; the right statutory form loads.

Reminders that chase for you

Day-3 and day-6 reminders go out on their own. Overdue waivers turn red on the dashboard, so you see who's holding the next payment before the check date.

Signed PDF with a real audit trail

Every signed waiver carries the signature, timestamp, IP, and the exact statutory wording. ESIGN-compliant, court-ready, one click to export.

What LienDone is not

We don't generate the AIA G702 or G703 forms. We don't process ACH or cut checks. We don't track schedules of values, change orders, or retainage on the pay app itself.

Procore, Sage 300, Textura, GCPay, and Siteline do that part. Keep using them. LienDone is the waiver attached to whatever pay-app system you already run. Narrower on purpose, cheaper because of it.

Where LienDone fits with AIA G702 and G703

The AIA G702 is the one-page summary of a payment application. The G703 is the schedule of values behind it, line by line. Together they're how most U.S. commercial work bills each month, and your pay application software already generates them. That part isn't the problem.

The problem is the lien waiver that has to travel with each application. A conditional progress waiver goes out with the G702. An unconditional waiver has to come back signed before you release the next check. Get the form wrong for the state, or release payment before the signed waiver lands, and your lien position turns into a guess.

LienDone handles that one piece. Keep generating G702 and G703 in Procore, Sage, Textura, or GCPay. When the pay application goes out, send the matching waiver link from LienDone. Your subcontractor signs on a phone in two minutes, the signed PDF lands in your dashboard, and you release payment knowing the release is on file.
