The unconditional final waiver releases all of the claimant's lien rights for the entire project the moment they sign. There is no condition on payment. Use this only after the final payment has cleared the sub's account.

When to use it

Send this only after the final payment has been honored by the bank. Confirm the funds, then send the form, then file the signed PDF as the closeout document for that sub on that job.

If you're using unconditional final as a precondition for cutting the final check, stop. Most state statutes write a bold notice into the form precisely because that pattern hurts the sub.
