Lien Waivers When You Run Your Jobs in JobTread
How a general contractor who runs jobs in JobTread can collect lien waivers from subs with LienDone. The workflow, what is not connected, and when you do not need a separate waiver tool.

If you run your estimates, jobs and billing in JobTread, lien waivers are probably the one piece of the pay run that still lives in email and a spreadsheet. This guide shows a simple way to add them without changing how you run the rest of the job.
We make LienDone, a tool that only does lien waivers, so read this with that in mind. We also say where you do not need us.
Short version. LienDone does not connect to JobTread. You keep running jobs and billing there. For each payment you send a waiver link from LienDone, the sub signs on their phone, and you release the check once it is back.
What stays in JobTread, and what moves
| Task | Where it lives |
|---|---|
| Estimates, jobs, schedule, billing | JobTread |
| Choosing which waiver a payment needs | LienDone |
| Sending the waiver to the sub | LienDone |
| Sub signing, signed PDF storage | LienDone |
| Releasing the payment | Your usual process |
There is no automatic link. The two tools only meet through the names you use for projects and subs, so use the same ones in both.
The workflow, step by step
1. Set up once. Add your projects and subs to LienDone. You can add them by hand, or upload a CSV file of subs from the subcontractor import screen. This takes a few minutes and you only do it once per project and sub.
2. Before you pay, send the conditional waiver. Pick the project, the sub and the waiver type, enter the amount and the through-date, and send. The sub gets an emailed link. In the 12 states that require specific wording, the right form is used for you. See lien waiver requirements by state.
3. The sub signs on their phone. About two minutes, with no account. You see who has signed on each project, and reminders go out on their own.
4. Check it, then pay. Look at the amount and the through-date on the signed waiver and compare them with what you are about to pay in JobTread. If both match, release the payment.
5. After the payment clears, get the unconditional. Send the unconditional waiver for the same amount and through-date. This is the one that releases the lien rights, so do not ask for it before the money has cleared. Here is the difference in plain English: conditional vs unconditional lien waivers.
6. File it. The signed PDF is stored by project and pay period, so you can hand over the full set when a lender or owner asks.
When you do not need a separate tool
- You send a handful of waivers a month and know every sub personally.
- Your subs already return waivers quickly by email.
- You are happy keeping a tracking sheet. Here is a free lien waiver tracking spreadsheet.
A dedicated tool starts to pay off when you are collecting from many subs on every pay run, building in states with statutory forms, or losing time to chasing.
What LienDone does not do
- It does not sync with JobTread or any accounting system. It can import open bills from QuickBooks as a CSV file.
- It does not send preliminary notices, run pay applications or move money.
- It has no team seats yet.
If you need any of those, a larger platform fits better. We would rather you pick the right one.

Frequently asked questions
No. There is no sync between the two. You run your jobs and billing in JobTread, and you send and track lien waivers in LienDone. The link between them is the project and subcontractor names you keep the same in both.
